However, this same attraction has been, in the past, fertile ground for fraudulent practices in the real estate sector, so the mayor calls on them not to buy if they do not have a sales permit.

Through his official Facebook account, Mayor Mauricio Trejo shared a message aimed not only at the people of San Miguel, but also at those who consider the city as an option to settle or acquire a property. In his message, he acknowledged that the growth in real estate demand must be accompanied by clear information and institutional responsibility.
“The message is not only for the people of San Miguel, but for all the people who come from other parts of the country and the world and who see in San Miguel de Allende a safe city with quality of life,” said the municipal president.
History of real estate fraud in San Miguel de Allende
Trejo recalled that, a few years ago, the city went through a complicated period marked by large real estate frauds. For at least three or four years, alleged developers offered land and homes in pre-sale without having the necessary permits, which resulted in economic effects for numerous families. “There were great real estate frauds and many fell into the trap; today there are still people trying to recover their money in court,” he said.

Municipal actions to prevent fraud
Mayor Trejo said that since the beginning of his administration, in 2022, actions were taken to prevent these situations from happening again. He assured that the municipal government carefully reviews who is granted permits to develop, without omitting any legal procedure. “If someone is developing today in San Miguel, it is because they already have their feasibility and sales permits; here we do things well,” he said.
He was also emphatic in pointing out that the most important document that any buyer must demand is the permit or certificate of sale. “It is the only paper that is valid in this municipality; no other document is valid if there is no sales permit,” said Mauricio Trejo.
Finally, the mayor urged not to risk the patrimony due to a lack of information and to stop any purchase if such a certificate is not presented. This announcement seeks to protect residents, investors, and visitors and maintain confidence in San Miguel de Allende as a safe destination to live and invest.
